Where is 5 Elements Villa located?
The villa is located on the cliffs of Tong Lang Beach on the north-west coast of Koh Phangan, Surat Thani Province, Thailand, with direct access to one of the island’s best snorkeling spots. The nearest international airports are Koh Samui (USM) via ferry and Surat Thani (URT) via combined ferry and road transfer.
How many bedrooms and bathrooms does the villa have?
Six bedrooms (two master suites and four guest rooms) and eleven bathrooms. The bedrooms are themed after the five elements: Fire, Wind, Earth, Water and Love.
How large is the villa and the plot?
The villa offers 1,208 sqm in total (608 sqm interior and 600 sqm exterior) across four levels, situated on a 2,400 sqm (1.5 Rai) cliff-front plot.
When was the villa built?
Construction was completed in early 2022.
What is the ownership structure (leasehold or freehold)?
Currently it is leasehold, but a freehold conversion has been pre-agreed with the landowners and is available against an additional fee. So both leasehold and/or freehold are available.
Can the villa be rented?
Yes. The villa is offered as an exclusive rental, managed by BayVillas. Rates range from approximately 50,000 THB per night in low season to 80,000 THB per night during the peak season (20 December to 9 January). Discounts of up to 40% apply for stays of two months or longer outside peak season.
What amenities does the villa include?
Infinity pool, jacuzzi, fully equipped gym, spa, sauna, ice bath, yoga sala, cinema and games room, chef kitchen, dedicated staff quarters, beach sun deck, beachside sala and direct snorkeling access from the property.
Is the villa fully staffed?
Yes. A full-time live-in housekeeper is part of the operation. Optional additional services such as private chef, massage therapists, drivers and excursion guides can be arranged through the management company BayVillas.
What is the rental yield potential?
In a partial-rental scenario where the owners use the villa themselves for the majority of the year, the property is generating approximately 5.23 million THB (around EUR 137,000) in active rental for 2026. A pure investment use case can achieve substantially higher figures.
